In fact, our talented design team can work with you to custom-design a home that makes the most of your current outlook and aspect. We can help you avoid unnecessary costs and delays by liaising with your local council about building boundaries, covenants and zoning, we can check for easements for services like sewerage, drainage and electricity and take into consideration any existing features (like trees and pools) that might impact on your building project. We can also help you engage a demolition contractor, and provide you with sound advice to ensure the demolition process integrates seamlessly into your new home construction schedule.

Our Process

At Shelford Home Improvements, our design and construction service follows a well-organised and structured process to ensure your project proceeds smoothly with minimal disruption and no nasty surprises.

Enquiry

Free Site Appraisal. The Knockdown and rebuild process begins with an obligation free on site con-sultation. We come to you, wherever you live in Perth, and talk through your ideas while offering the benefit of our experience. We aim to gain a good understanding of your expectations, and to give you a thorough understanding of our own abilities. We believe the key to a successful partnership is all in the planning, so our collaborative approach to design  commences by building a comprehensive profile based on your needs, your wants and your budget. Design

Armed with the information gathered at our initial visit, we return to conduct a survey, measure up your home and to take some photographs, to check for easements for services like sewerage, and to consider any existing features (like trees and swimming pools) that might impact on your home project. We estimate a budget for your project and provide you with an overview of what’s involved, before producing a conceptual plan and a specification.

Plans

Once you are happy with the design for your home and agree to proceed, you’ll be asked to sign a Preliminary Agreement and pay a further fee. This fee covers the costs incurred on undertaking on your behalf any additional preliminary work, including a site visit from our Structural Engineer, necessary to fine tune your plans and provide you with a final (fixed) contract price. You will also be invited to attend our Selection Studio where our qualified Interior Design Consultants can provide practical and professional advice on not only your colour and product selections, but also the little things that will make your house, a home.

Permits and Approvals

Shelford Quality Homes will then take care of all the necessary permits and approvals for you, helping to avoid unnecessary costs and delays by liaising with local authorities about building boundaries, covenants and zoning. We will provide you with sound advice about achieving good urban design outcomes, and we will also address any concerns your neighbours might have about your project. We will then ask you to sign a contract for the work you have asked us to undertake (for your added peace of mind, Shelford Quality Homes uses the standard Housing Industry Association of Australia Fixed Price Contract).

Shelford Quality Homes will then take care and coordinate the demolition of your existing home however we are flexible enough to work with your own contractor. Rat baiting, amenities disconnections, license will be carried out by demolition contractor and once the house is demolished, the block is ready with an engineer inspection, wonderful things are coming!
