With the right zoning your property could have the potential to have 2 houses (single or double storey or mixture of both) on one subdivided block either side by side (duplex) or one behind the other (Battle-axe).
You may have the potential to retain your current property and build a house in your big backyard!
A triplex development allows your property to have 3 houses (single or double storey or mixture of both) on the one block.

At Shelford Quality Homes, our design and construction service follows a well-organised and structured process to ensure your project proceeds smoothly with minimal disruption and no nasty surprises.

Free Site Appraisal and project assessment. The development process begins with an obligation free on site and project consultation.We come to you, wherever you live in Perth, and talk through your ideas while offering the benefit of our experience. We aim to gain a good understanding of your expectations, and to give you a thorough understanding of our own abilities. We believe the key to a successful partnership is all in the planning, so our collaborative approach to design commences by building a comprehensive profile based on your needs, your wants and your budget. Design

Armed with the information gathered at our initial visit, we return to conduct a survey and go through development possibilities. We estimate a budget for your project and provide you with an overview of what’s involved, before producing a conceptual plan and a specification.

Plans

Once you are happy with the design for your development and agree to proceed, you’ll be asked to sign a Preliminary Agreement. The Preliminary Agreement covers any additional preliminary work, including a site visit from our Structural Engineer, necessary to fine tune your plans and provide you with a final (fixed) contract price. You will also be invited to attend our Selection Studio where our qualified Interior Design Consultants can provide practical and professional advice on not only your colour and product selections, but also the little things that will suit your development project.

Permits and Approvals

Shelford Developments will then take care of all the necessary approvals for you, helping to avoid unnecessary costs and delays by liaising with local authorities about building boundaries, covenants and zoning. We will provide you with sound advice about achieving good urban design outcomes, and we will also address any concerns your neighbours might have about your project. We will then ask you to sign a contract for the work you have asked us to undertake (for your added peace of mind, Shelford Quality Homes uses the standard Housing Industry Association of Australia Fixed Price Contract).

Construction Commences
